The Upslope Group in Great Falls, Montana Breaks Ground on 163-Lot Housing Project

Upslope Group, alongside local partners, broke ground May 12, 2026, on Meadowview Village, a 27.03-acre development designed to expand attainable homeownership. This initiative responds to structural housing shortages highlighted in a 2024 market assessment projecting the need for roughly 650 new units annually in Great Falls.
Jake Clark, with the Great Falls Development Alliance, says that approach could help reduce construction timelines and potentially lower costs compared to traditional on-site construction.
Clark said the Great Falls Development Alliance partnered with NeighborWorks Great Falls, the Great Falls Association of Realtors, and the Great Falls Home Builders Association on housing market demand studies aimed at understanding what types of housing the community needs most.
The project leverages off-site construction to accelerate timelines and reduce costs, aiming to deliver the first homes within four to five months. Meadowview Village includes community amenities such as pickleball courts, a clubhouse, green spaces, and a dog park, fostering neighborhood connection. Keith Miller of Upslope Group emphasized the commitment to true land and home ownership, distancing the model from lot-rent schemes. Jake Clark of the Great Falls Development Alliance noted the challenge posed by nearly 70 percent of local housing stock predating 1980 and deteriorating.
Additional phases and a ribbon-cutting ceremony are planned following initial construction.
Similar development strategies may resonate throughout Montana where aging housing and affordability pressures similarly complicate homeownership prospects. Incorporating off-site construction and community-focused amenities could align with Montana’s economic incentives to efficiently expand quality housing stock.
