Help with my home internet speed please. I’m getting 72 from a 1 Gig service and going nuts with Spectrum

I got an offer to “upgrade” to 1 Gig internet service for less than I was paying for 400.  Trouble is the speed is slower now.

I have an office 20 feet in a different building from the new router and I’m getting 72 Mbps download and 37 upload according to the Spectrum service.   There is a direct line of site with windows directly across from each other.

Spectrum says it’s not their fault and their internet is doing exactly what it should.   I also get similar speeds when I’m in the house with significantly higher – 600 or so if I’m standing next to the router.

This is obviously a situation that can’t continue.   Does anyone have any suggestions please?
