Aviation Way Commercial Center in Missoula will meet demand for short and long-term industrial, distribution and office space

A new, two-phase Flex Building featuring up to 128,700 SF is in development
and available for pre-lease now.

The Flex Building(s) will be located on Aviation Way, between
the Missoula Development Park and Missoula International Airport, and is less than one mile
from the Airway Boulevard interchange at Interstate 90. Prominent visibility from Hwy 10/West
Broadway Street, Phase I (Building 1) will contain 20 units, is divisible to 3,300 SF and total
66,000 SF upon completion. Phase II (Building 2) will contain 19 units, divisible by 3,300 SF and
total 62,700 SF.

The Building Features include Grade & Truckwell Loading, Gated Rear Entry,
Custom Layout and Loading Opportunities among others.
This commercial development project comes in direct response to a 2018 report titled "A
Competitive Realities Report and Target Industry Strategy for Missoula, Montana" done by
Garner Economics LLC, as commissioned by Missoula Economic Partnership.

In the report one
observation for Missoula to stay competitive as a community and region would be to "Develop
a real estate portfolio of additional sites and develop a speculative building for the targeted
business sectors." Their observation is that Missoula lacks in high-end office construction and
"suitable industrial or distribution space (spec or available existing buildings). With speed to
market being of extreme importance, the lack of these space options will cause Missoula
County to be passed over by many of the recommended targets for a community that has these
product options."

As such; "Garner Economics recommends an industrial shell building of no less than 50,000 SF,
expandable to 100,000 SF The building, if designed appropriately, would be a multi-functional
building that can crossover to different industry sectors and not be limited to a single use."

The Aviation Way Commercial Center (AWCC) is available for pre-lease now through Sterling
CRE Advisors and is slated for completion Summer 2019.
