Montana Community Development Corporation 2008 Annual Report

When Businesses Grow-Communities Prosper

Dear Friends of MCDC,

It isn’t every year that you can report to your investors and clients that your business has grown by
nearly 40 percent. But that is the central fact that shapes everything else about this annual report.

MCDC’s http://www.mtcdc.org capital base reached $7.3 million on June 30, 2008. Right now, it’s over $9.5 million.
It could not have happened at a more significant time. It is clear that mission-oriented, flexible
capital will play an important role in helping businesses and communities weather this historic,
turbulent economy.

The stories in this report show that properly structured capital from MCDC can unleash
entrepreneurial energy and bring new economic opportunity to our communities. The impact
reaches deep into lower-income places and populations, and brings women and new entrepreneurs
into the economy.

Western Montana is a rural place, full of small towns and open spaces. This year we highlighted a
number of stories from these areas, showing some of the promising businesses that rural towns
produce. Rural success is a very important story for MCDC.

When an organization like MCDC grows at such an impressive rate, it means that new people
have joined us in our work. That includes our investors and funders, amazing organizations and
individuals who have put their money and faith into partnership with us. It includes our borrowers
and consulting clients, scrappy energetic entrepreneurs who “get it done” every day. And finally it
includes what we consider the best business staff on our side of the Mississippi.

THANKS TO ALL OF YOU.

Rosalie Sheehy Cates, President

Henry W. Poett III, Board Chairperson
