Site inquiry- 50k sq. ft. facility in Montana. Do you have space?

We have received a request from a company looking in Montana for an existing 50,000 sq. ft. facility, 24 ft. minimum ceiling height, interstate access, etc. The company prefers an existing building but may be willing to consider a build to suit with a quick turnaround. If you have any available buildings that meet the requirements outlined below or a potential site, please contact me with a prepared document that I can submit to the inquiring company.

I need your submissions by COB THIS Wednesday, September 27.

Company is interested in expanding to a 50,000 sq. ft. existing building in the next 6 months. They will have $1.5-2 million in equipment for set up. There will be 22 new hires and they plan to have 75-100 employees within 5 years. The building will need to have the following:

• Interstate access

• 24-30 ft. ceiling height

• Insulated, made of reinforced concrete, and contain a sprinkler system

• 2,000 sq. ft. of office space

• 2 docks with a bay width of 10 ft.

• Restrooms for both male and female employees in the plant

• Natural gas will be needed for heating and drying

• Must be a clean site as they work with bags for food processing

• Will need a cleaning area for the cleaning of printer plates

• Overhead crane capabilities would be very beneficial

• Electricity requirements are 2,000 amps and 35,000 kilowatt hours

If you have a site that fits these needs, please include the following information in your submittal:

– Existing building cost

– Interstate/highway accessibility

– Preliminary info on any state and local incentives that may be available including tax abatements, job credits, etc.

– Relevant marketing materials on the area in general

– Description of local population and workforce availability

Thanks!
