Idaho stateline park lots going fast – Location gives chance for businesses to avoid Washington regulations

Half of a new 48-acre business park at State Line has been spoken for and marketing efforts haven’t even started.

Monte Risvold of Tomlinson Black Commercial in Coeur d’Alene said a major building materials company is dealing on 10 acres at Stateline Business Park across Seltice Way from Kelly’s.

A computer chip design company from outside the area has also made an offer on some of the property.

Risvold declined to specify the companies’ names because of confidentiality agreements on the deals. Home Depot has reportedly been eyeing the Post Falls area. However, Risvold said Home Depot isn’t negotiating on the Stateline property.

Risvold said the park is an ideal location for businesses since it’s near the border and they can avoid Washington’s heavy regulations.

"The park is only 200 yards from the state line and it has easy Interstate 90 access from Spokane," he said.

Risvold said a Spokane contractor he knows will be able to save $100,000 a year on workers’ compensation insurance alone by moving across the border.

"It’s cheaper to do business in Idaho," he said. "Why do you think Flexcel (formerly Harper’s) came to Post Falls?"

Risvold said three other undisclosed investors are buying property in the park, owned by Stateline Business Park LLC consisting of two businessmen from Amity, Ore., near Portland.

Food distributor Sysco Corp. off I-90 is accessed by driving through the business park on the newly created Baugh Way. Developer Greenstone Corp. of Liberty Lake, which had Sysco’s 35-acre property, is marketing 100 additional adjacent acres.

Greenstone’s Jason Wheaton said there’s been interest in the site, but he didn’t disclose the interested buyers. He added that no offers have been made.

Wheaton said the business park’s smaller lots complement the larger parcels being marketed by Greenstone.
